Mountain Springs Resort Rental and Property Management Program

The resort condo's at Mountain Springs are privately owned.  Owners decsions to purchase are largely based on lifestyle and investment goals.  Owners looking to supplement income while enjoying a vacation propert can turn to opt into our program. The Lodges at Blue Mountain offers Owners Rental and Property Management services. You may be a first time Owner looking to buy or just bought, existing Owner currently with another rental manager or never rented your condo or simply need housekeeping and maintenance services from time to time, our  Rental  and Property Management Program suits any Owners needs and provide peace of mind knowing we are protecting your investment.

Home Owner Services

The Lodges at Blue Mountain  has a full time dedicated staff consisting of front desk, reservationist, housekeeping, maintenacne and accounting departments that perform the following Home Owner Services as part of its Rental Program. Backed by an agressive Internet marketing team primarily responsible for driving rental income.

Rental Management

  • Executing Rental Agreements and Waivers – including Security Deposits.
  • There are no Home Owner use restrictions on our program (other than those set out in your condo rules). We simply ask you email us with your desired dates and we will email you back a confirmation.

Property Management – Interior and Exterior

  • Our Property Management Program is suited for Onwers who are in our Rental Program or Owners who may need regular maintenance and are not full time tenants.
  • We are equipped to handle small interior or exterior maintenance task.
  • These range from regular scheduled maintenance to repairing non functioning equipment, leaks and or general cosmetics i.e. carpet and furniture cleaning.
  • LBM also deals direct with many manufacturers such as furniture, electonics and bedding – and offers wholesale prices to homeowners who wish to might to upgrade and purchase such goods through LBM
  • Work with Condo Board Property Manager for all common area related issues.
  • Our staff also perform damage inspections post check out and charge renters if need be.

 Housekeeping

  • Our Resort Condo services offers full linen and towels as well as basic personal amenities such as soaps, shampoo and all paper and cleaning goods.
  • We currently offer pre and post check in housekeeping services and well as pre-check in inspections.

Security

  • LBM offers a full range of security options mainly through BMR Security Services. As well as our staff performs regular drive by inspections.

 

Home Owner Relations

As managers of Home Owners, LBM has invested 3 years and tens of thousands of dollars designing and building customer software to ensure a full disclosure policy when it comes to Home Owners rentals.  These are the steps LBM takes to ensure the Home Owner is full informed as to the activities that are going on in your investment property. Now unmatched by others, we are confident we are providing Owners the most live real time data concering their investments.

The management reports we are able to supply provide a detailed accounting of the revenues and expenses so as you are able to easily and accurately calculate your return on investment

  • Home Owners properties are listed on our website with updated pictures and descriptions of each unit.
  • Real time availability schedule for each individual property. This will also allow you to track and monitor activity in your condo on a regular basis.
  • Offer real time pricing quotes on our website – meaning website user can key in check in and checkout dates and receive a live quote.
  • When a booking is done on your unit – meaning a deposit or full payment has been made, a confirmation email is sent to the Home Owner which includes – renters name check in / checkout dates as well as rental costs and payments made to date (same as for Owner Bookings).
  • By the 15th of the following month a Rental Income Statement is sent along with your rental income.  This statement breaks out rental income, housekeeping and maintenance costs.  This report is generated from the Reservation and provides reservation reference numbers, rental income, guest name and check in and out dates.
  • Owner log in to view proeprty statements.
  • At any time, a summary report can be emailed to you if you have lost track of bookings.
